What needed to be done?

A family in Hoole, Chester required more room within their home. By maximising use of the outside space around the property, the family planned to build a large single storey wrap-around extension that would give them a large kitchen/dining space with an additional utility room. To provide them with even more living space, a part-second storey was incorporated into the design to provide a new master bedroom on the upper floor.

What we did?

We were approached for our architectural services in December, and got to work arranging a site measured survey within a couple of weeks. This visit allowed a full consultation to gather all the information and data we would need. From using laser measurement technology to conduct the survey to an in-depth chat with the family to find out more about their requirements and must-haves, we were also able to discuss which elements of the design the Cheshire West and Chester planning department were likely to approve.

Sizing things up

Within a couple of weeks, the provisional planning drawings were prepared and ready for planning submission. With each client, we aim to make full use of the available space and optimise the dimensions of the plan where possible. As this particular project was a large rear extension, the planners requested just one a slight amendment, that we reduce the rear projection from 6m to 5m to ensure full compliance with planning rules.

In order to prevent delays and additional costs, the next stage, the building regulation drawings, was started prior to receiving the planning decision as we were confident it would be approved with minimal changes required.

Preferred Partners

To oversee the extensive structural steel work featured in the extension design, a local structural engineer was instructed directly by the client to allow for site visits when required, and we provided building control services through our preferred private building control provider, who also worked closely with the contractor.

Men of steel

Given the amount of tricky structural steel work, we recommended one of our preferred contractors Hanson Property Services Ltd who started on site in early June. The build was off to a great start, as Hanson provided a lot of labour to demolish the existing extensions and garage and prepare the groundwork. The contracting team at Hanson planned to have the project completed within 8 weeks, using their core team and a tried and tested network of reliable suppliers.
