What needed to be done:
Running out of room and with an outbuilding in need of a facelift, a family in Ellesmere Port, Cheshire, contacted Fairtech to find out how our architectural services could provide more space, and improve the appearance and functionality of their stand-alone garage in the garden.
What we did:
Fairtech Contracting Ltd conducted a site measured survey within a week of instruction, and staying true to our reputation for delivering a quick turnaround, we had first draft planning drawings completed within a week.
Starting with the garage, the team at Fairtech felt the solution was to re-build the garage on a similar footprint to the existing structure. The re-build would be incorporated into a wraparound side/rear extension which would open up space to include a family room and downstairs shower room and WC.
Parking spaces. Planning restrictions for a typical three-bedroom home specify a minimum of two parking spaces required to the property, so, because the garage rebuild meant removing a parking space, Fairtech needed to ensure there was adequate parking available on the plot before planning permission would be approved. Fortunately, a new parking area could be identified and was included in the proposed site plan.
So that neighbouring amenities were unaffected and the street scene was not impacted adversely, Fairtech created a single-storey plan ensuring the height of the extension roof was kept to a minimum. So even though the rear projection of the proposed extension extended much further than Cheshire West and Chester Council’s guidance, the proposal was approved first time.
